City Lot on the Lake!

City Lot on the Lake!

$285,000

0.20 acre parcel. Lake Osoyoos is an international Lake located in North-Central Washington right on the United States/Canadian Border. The Lake is approximately 15 miles long with 7 miles on the US side of the border. There is 2141.86 acres to play in on your ski boat, jet ski, canoe, wind surf board, row boat, luxury boat or just plain swimming on the US side alone. This particular .20 acre parcel has 80 feet of Lakefront. On Lake Osoyoos' shores, sits the growing Resort Town of Oroville, WA. This community has recently been discovered by new retirees, Lakefront vacationers, winter sports enthusiast and lovers of nature. The Oroville area's climate is ideal for 4 seasons of different sports! Year around there is very little humidity; the arid climate is created by the Cascade mountain range to the west. The average annual rainfall is 9.8 inches. The average annual snowfall is 2.1 inches. It can easily get up to 4 feet of snow just 20 minutes to the east or west of the Okanogan Valley. Oroville is in a banana belt and usually does not have snow that stays all winter. It will snow up to a foot and usually melts off in the next two to three weeks. Because of the dryness of the air, we see a lot of people that are afflicted with arthritis being advised by their doctors to move to our area. We are the fortunate few that enjoy 2039 hours of sunshine a year. Very little, if any, fog, even though we have two rivers coming together here in the valley. The Similkameen, that flows from Canada to the west and the Okanogan that widens to create Lake Osoyoos. When it is cloudy here, it is typically either raining in the summer or snowing in the winter, then it is sunny! The average High Tempature in January is 32F, the average high tempature in July is 84F. We share Lake Osoyoos to our Canadian neighbors to the north. On the north side of the border, on Lake Osoyoos, sits the Town of "Osoyoos", population 4800. This bustling resort town boasts it's unique desert-like weather as being Canada's "Lake Tahoe". The only Desert (fauna that includes a type of cactus) in the whole country is in the area surrounding Osoyoos.
