Being in the waterfront real estate market ourselves, we thought it would be nice to provide a service to people who were looking for waterfront properties all across the country. We also provided a great service to real estate agents and brokers who needed to get more exposure for their water-related listings in this new Internet world. Today, our sites have grown to become the largest database of water-related properties online. After being in real estate for over 20 years, you kind of get a sense of what is going on in the market just by the way it feels. For awhile now, I have had a sense it was bottoming out...at least as far as waterfront properties are concerned. And I think that more buyers are starting to recognize that, which has turned into more purchase agreements written and accepted in many parts of the country. This may not be an easy market for the next year or more, but based on our number of visits and page views on our sites, it seems like it there are a lot of potential buyers waiting in the wings. And more and more of them seem to be taking action. If you are thinking of selling your waterfront property, exposure it still the name of the game. Missing the Boat - April 13, 2009
As we talk with agents and brokers across the country every day, it seems that most are now aware that 87% of potential buyers are using the Internet to search for homes. But many of them still think there is some sort of magic in getting in front of those buyers. I don't know much about real estate other than waterfront, but if the percentage of Internet real estate shoppers is that high, I would think that it would make sense to tag onto as many top ranking sites as possible in the particular niche where you work. It is certainly much cheaper than doing extensive search engine optimization on your own site...and the results are immediate. In many areas of the country our sites attract hundreds of page views each day, and a few competitors of ours do the same. To me, if your niche is waterfront real estate, that is some of the best SEO you can buy!
Lots of New Agents Coming on Board - March 5, 2009
It's been a busy week so far with a lot of new agents joining our sites. Obviously, it doesn't hurt that everyone is getting a bit of spring fever and thinking about how best to market themselves and their newly listed water-related properties. But it also seems like this is the first year that nearly every agent and broker is telling us that they have cut their print advertising substantially - or even completely - and the Internet is going to be their entire marketing focus. Part of that seems to be due to the tougher economic times and a tightening of the belt, but many of the real estate professionals we speak with also mention that they just don't think their print advertising is effective any longer. If that's the case, it's probably also true that agents want to spend their Internet advertising dollars on the most effective - and affordable - methods available. That is probably the reason for our recent uptick in new agents, since that is what we constantly strive for. Every day we talk with agents and brokers all across the country about their markets and their plans to create sales in the days ahead. On the Internet, video is hot. And in real estate -- especially waterfront real estate -- it is now almost a necessity! We have made it easy for you to add a video link to any of your Spotlight Listings. There are lots of different ways to do it. Some people use YouTube or Viddler to host their videos, and others have them embedded into their own sites. There is all kinds of information on the Internet about these various methods, but overall it is quite simple. Here is a sample page from LakehomesUSA.com where Craig Mische has added a video link to his listing. He has chosen a music background in this one, but others use narration or no sound at all. One thing is for sure...your sellers will really appreciate it, and more potential buyers will be drawn to your video listings!
Now...See Your Pageviews Online - January 22, 2009
We have always supplied page view numbers to our affiliate agents in their management areas for Spotlight Listings. At the same time, we have avoided throwing those numbers up on the listings themselves for everyone to see, just because there are so many different ways that websites count these views. However, since we have had more and more requests for these, we decided to give in. The real issue is this: All websites are set up differently, so on some there may be several places to count a page view. That is not wrong, as long as they disclose that. Another site might only show a page view for the Expanded Listing, itself. Our belief is that interested buyers click into properties that provide a good photo and an interesting headline. Therefore, we are now counting the views on the thumbnail and the expanded version of each listing; until today we only counted the Expanded Version. We believe our job is to make sure we are getting traffic in front of your listing; your job is to make sure it looks interesting enough for someone to click on it. By the way...that's another great reason to turn your Basic Listings into Spotlight Listings!
Statewide Ads Now Available - January 21, 2009
We began our banner advertising program last summer on a limited trial basis, to make sure it was providing a high number of impressions and click-throughs to our advertisers. There are various types of ads available on the three websites at LakehomesUSA.com, OceanhomesUSA.com and RiverhomesUSA.com, ranging from local business ads and national advertisers, to ad positions specifically designed for waterfront developments. Our click-through rate during this trial period has been quite high, so we have decided to open up a limited number of statewide ads in each state for businesses who offer a wider geographic appeal, and who are interested in being seen by potential waterfront buyers throughout a state or large region. Some of the types of businesses who would likely benefit the most from these ads would be log home builders, resort complexes, multi-office real estate companies, and unique regional companies such as those selling marine supplies and accessories for waterfront homes and cottages...as a few examples. Keeping Our Listings Up To Date! - January 11, 2009
Last week was one of those weeks that we don't like to go through too often. Because of our ongoing growth, and addition of more data feeds from various sources, we sometimes have to do a little adjustment to our programming to bring you the most relevant water-related listings from the hndreds of thousands that we filter through each day. Last week was one of those time periods. Today, we have all new scripts, better refinement of data, and elimination of duplicates that had crept into our programming. Nearly every listing on the site should be up to date as far as price and status, so you won't waste your time contacting agents about properties that aren't active. Our listing numbers are typically a little lower this time of year, since a lot of listings go off the market on December 31st. These numbers will begin to creep back up again as new listings come on the market over the next few weeks and months.
How Many Leads Do Our Agents and Sellers Get From This Site? - January 4, 2009
When we designed these sites back in 1997, we wanted to make sure that any visitors who took the time to search for properties here could get the information they wanted as easily as possible. Therefore, unlike some other sites that make it difficult to find the contact information for the agent who has the listing, we have always provided links directly to the agents' websites, and additional links so that agents and sellers can link to their expanded information on each individual listing. If a buyer is interested in a particular property and wants to get ahold of the agent or seller immediately, we provide the phone number and a simple contact form that goes directly to them. However, because we make it so incredibly easy for buyers to get directly to our affiliate agents' websites, that is what most of them do...and as close as we can tell, there are hundreds of thousands of people finding agents' sites because of ours each month. Most of those agents probably never knew the leads came from us, but we don't care.
